Designed by Eden Smith & Son and constructed in 1925–1926, 9 Drumsnab Road is a distinguished Georgian Revival residence within the South Rosedale Heritage Conservation District. Its balanced composition, traditional window openings and original shutters contribute to both the character of the house and the architectural continuity of its historic setting.
Challenges
The residence’s wood windows exhibited varying degrees of deterioration, including advanced rot, failed glazing, damaged components and inoperable opening mechanisms. The challenge was to address significant performance and safety concerns while maintaining the material character, proportions and visual rhythm of the original façade.Interior changes and exterior repairs needed to work together as one conservation-led transformation.
Solution
Working in collaboration with Richard Wengle Architect and the homeowners, Boldera completed a detailed heritage condition assessment, photographic documentation and conservation strategy for the windows and openings.
Where deterioration had progressed beyond practical repair, replacement windows were designed to match the originals in material, profile and configuration. The original shutters remained structurally sound and were retained and repaired. Boldera also prepared the heritage permit application, ensuring the work aligned with the South Rosedale Heritage Conservation District Plan and recognized conservation best practices.
The result preserves the architectural integrity of the residence while improving the performance, safety and longevity of one of its most character-defining features.
