Boldera Adaptive Reuse

We are the top choice for home and multi-residential architecture in Toronto. Here’s why.

At Boldera, we understand that residential architecture is much more than just a structure — it’s where your dreams come to life. Our goal is to create a space that you love while remaining sustainable and cost-effective.

Holistic Sustainability

We believe sustainability should be the driving force behind any project. Having that in mind, we embrace our responsibility as Architects to help design an ecologically sustainable world.

For us, sustainable design is not an after-thought. We apply sustainable strategies that are ingrained in the overall concept of the design and leverage digital tools to predict and optimize the performance of our buildings.

Lasting Value

We design buildings that shake the norm. By doing so, we accept the fact that every project will be a learning opportunity and a unique challenge.

Our design vision does not follow any style or prescriptive rules but adapts to the unique qualities of each place. Our projects have a strong sense of belonging and integration, resulting in timeless beauty and lasting value.

Eric Rodrigues

OAA, MRAIC, LEED AP BD+C, CAHP
Owner, principal architect

Eric Rodrigues is the founder and creative director of Boldera Architects, a leading Toronto architecture firm that specializes in residential architecture and adaptive reuse of heritage buildings. He was born in Toronto, and lived most of his life between Canada and Portugal, where in 2010, he graduated from his Masters at the Lusiada University in Porto. In 2011, while still living in Porto, he founded ERS Architects, that would later become Boldera Architects.

Since returning to Canada, Eric has had the opportunity to work on many transformative projects, such as the mass timber Trades, Technology and Innovation building in Lethbridge, Alberta, the rejuvenation of the National Arts Centre, in Ottawa, and the design of the new Institute for Indigenous Entrepreneurship for Algonquin College.

Architects, planners, developers, and builders must be at the forefront of the sustainability discussion to ensure we build a world that our children will be proud of.

In 2017, Eric moved to the United States, and led the technical architectural team that worked on the rejuvenation of the Waldorf Astoria Hotel in New York. This project is considered the one of most significant and transformative adaptive reuse projects in North America, with a total project value of $1.5 Billion USD.

Still in the US, Eric was the Project Architect and lead designer for the rejuvenation of the Franklin Building in Brooklyn, New York. This historical structure was successfully converted into a boutique hotel and membership club and is considered a prime example of heritage reuse.

As the creative director of Boldera Architects, Eric works closely with owners and real estate developers to create unique building solutions that are both environmental and economically sustainable, creating enormous value for his clients and building users. He strongly believes that great architecture can positively impact communities and inspire people.

Eric is a LEED accredited professional, a member of the Canadian and U.S. Green Building Council, and a member of the Canadian Association of Heritage Professionals with a specialization in heritage buildings.

The Boldera Advantage

We take a collaborative approach to every project, working closely with all stakeholders to ensure that the final product meets and exceeds expectations. Our process seamlessly facilitates collaboration between multi-disciplinary teams of all backgrounds, ensuring that each individual's expertise is honoured throughout the development process.
Advantage #1

Integrated Design Process

We believe that IDP has a significant impact on the success of complex projects. We invite you, the builder, and consultants to have an active say in the project, all the way along. Your architect becomes a team leader rather than the sole form-giver.

Our experience shows that the open discussion and collaborative approach often lead to better design and more successful projects. This results in fewer revisions and significant cost savings during the development of your project.

Advantage #2

Project Management

At the end of each team meeting, an agenda outlining critical decision milestones for the next meeting is drafted. This procedure ensures that team members focus on individual tasks.

As well, there will be ‘sign-off’ by team members who will review the process at the end of each stage to ensure all stakeholders are ‘on board’ to proceed to the next phase. This process will allow you to stay informed about the development of your project and know when to expect to receive updated documents.

Advantage #3

On time, and on Budget

We understand how important this project is for you, and we take your time and your budget very seriously. Leveraging our experience and industry leading digital tools, we keep your project on track, and at every design milestone, we engage a cost consultant for a construction cost estimate.

This process avoids unnecessary design revisions at later stages, keeping your project’s budget and schedule on track.

Advantage #4

Fewer meetings, more action.

Through Revit, we design and “build” the project in a 3D virtual environment. The 3D building model is constantly refined from concept form to a final construction-ready model.

We have leveraged the use of technology to improve coordination, automatic scheduling, collaboration, and superior visualization. This allows us to dramatically reduce the need for meetings and allows us to deliver our projects to you without unnecessary delays.

Our capabilities

We leverage the latest design technology to offer a dynamic and fully integrated project experience.

We thrive by finding creative, integrated solutions to address different building types. Our integrated design approach allows us to leverage everyone’s experience to utilize cost-effective building systems and explore ambitious, sometimes unprecedented design solutions.
Building Information Modelling

Accurate Building Documentation

We integrate Building Information Model technology in all our projects. This allows us to extract accurate data and information from our 3D models, such as areas, quantities, and material takeoffs.

Using BIM gives us the ability to collaborate with builders and estimators to provide real-time cost estimates from the initial stages of design. Our Revit files are shared with the entire design team via Autodesk BIM 360.(BIM Collaborate Pro).

In-house 3D Visualization

See your project, Virtually

Our design process allows our clients to be exposed to a variety of design options. This design development process allows projects to evolve naturally as a product of craft and experimentation. Using advanced modelling and rendering software we can produce photo-realistic visualizations, and virtual reality walkthrough simulations in-house. Our office uses Lumion Pro, integrated with Revit to produce accurate and realistic virtual simulations.

Energy Efficient Design

Know your Energy Footprint

Using energy modelling software we can predict the energy performance of our buildings in the preliminary phases of the design process. This strategy allows us to make the right design decisions to maximize the overall building performance and energy efficiency.
