Located in the east end of Toronto, this unique custom single-family home will replace an existing single-story structure.Â
Our clients, a Toronto couple moving from a downtown condo, had envisioned a home that was unique but with a timeless design. Their wish list included 3 bedrooms, individual home offices, a gymnasium, and an interior garage. The exterior materials should be maintenance-free and have plenty of contrast.Â
Challenges
Due to the lot size and zoning constraints, this project presented a set of unique challenges. Could we design a home that would meet our client’s needs in such a narrow lot? And if we could, how will the design still respect the character of the street?
Boldera helped our client’s get through a very complex approval process that included a Minor Variance with the Committee of Adjustment and approval from Urban Forestry.
Solution
The final result is a 2 ½ story home, that through a juxtaposition of volumes, relates to the neighboring buildings, in a very respectful manner. That same massing strategy breaks down the scale and overall volume of the home in a series of layers.
In terms of material selection, the home uses 3 of the most traditional Toronto materials: Brick, Wood, and Metal, providing sufficient contrast, while keeping the color scheme as conservative as possible.
Because of the minimum side setbacks, there are only window openings in the front and back of the building. To overcome this limitation, the main public spaces are double-height, providing maximum openness. This strategy allows every main room to have views of the exterior, and access to daylight.
